What staying by the seafront is actually like
The waterfront row is the oldest built-up part of Fort Kochi, and several of the buildings on it are period properties rather than modern hotels — the Old Harbour Hotel occupies a house generally described as around three hundred years old, and Brunton Boatyard stands on a working boatyard site on the harbour edge. That is the trade you are making on this strip: character and position, in buildings that were not designed as hotels.
Behind the waterfront the streets carry their colonial names — Princess, Burgher, Ridsdale, Bastian, Rose, Quiros, Petercelli — and this is where most of the homestays are. They are two to six minutes back from the water, they are usually cheaper than the seafront, and in a quarter this compact "two minutes further" is not a real cost.
Two things genuinely change with distance here. The first is sunset: the promenade fills in the last hour of light, and being able to walk out and back matters more than it sounds. The second is noise — the square is busy in the evening with vendors, street performers and crowds, and quiet is generally found one or two streets inland rather than on the water.
What is NOT walkable, and is the most common misjudgement: Jew Town and the Dutch Palace at Mattancherry are about 4.5 km away. Take an auto or the Water Metro. Anything on this list is on foot; that is not.
